Step 1: Document Everything Before Touching Anything
Your first instinct might be to start cleaning up — resist it. Before touching anything, document the damage thoroughly with photos and video. Walk the perimeter of your home and photograph:
- Damaged or missing shingles from the ground level
- Damaged gutters, fascia, or soffits
- Any fallen tree limbs or debris on or near the roof
- Interior damage (ceiling stains, water damage)
- Any collateral damage (fences, HVAC units, vehicles)
Include timestamps in your photos if possible, and note the date and approximate time of the storm. This documentation is critical to supporting your claim.
Step 2: Prevent Further Damage (While Documenting)
Your insurance policy likely requires you to take "reasonable steps" to prevent additional damage. This typically means installing emergency tarps over damaged areas. You can claim these emergency mitigation costs as part of your insurance claim. Keep all receipts.
Important: Do NOT make permanent repairs before your insurance adjuster inspects the damage. This could void your claim.
Step 3: Call Your Insurance Company Promptly
Most homeowner's insurance policies require you to file claims "promptly" after a loss. Some policies have specific windows (30–60 days). File your claim as soon as possible. When you call, have ready:
- Your policy number
- The date and type of storm event
- A general description of the damage
- Your documentation (photos/video)
Step 4: Get an Independent Roofing Inspection
Before — or in conjunction with — the insurance adjuster's visit, get a written damage assessment from a licensed roofing contractor. This independent report gives you a second expert opinion and provides supporting documentation for your claim.

Step 5: Meet the Insurance Adjuster
When the insurance adjuster arrives, be present if at all possible. Walk them through all the damage you've documented. Having your roofing contractor's assessment in hand is valuable here — if the adjuster misses something, you can reference your contractor's findings.
Step 6: Review the Settlement Offer Carefully
The adjuster will provide an Actual Cash Value (ACV) estimate. This is the depreciated value of the damaged components. Most homeowner policies also provide Replacement Cost Value (RCV) coverage, which pays the actual cost to repair or replace — but usually only after the work is completed.
Key things to verify in the settlement:
- All damaged areas are included
- Material pricing matches current market rates
- The scope includes all necessary components (underlayment, flashing, etc.)
- Labor rates are current and accurate
Step 7: You Can Appeal
If you believe the settlement offer is insufficient, you have the right to appeal. A contractor's written estimate that exceeds the insurance offer is strong supporting evidence. Most reputable insurance companies will work with you when provided with professional documentation.
